Top Kitchen updates to increase your property value

#1: Coffee Bar

If you’re a coffee drinker, consider using some of your counter space to transform into a coffee bar, tea bar, or a bar for any of your other favorite drinks. To take it up a notch, you can even have a small sink installed in the counter, which will come in handy when brewing coffee or tea.

#2: Flooring

An update as simple as changing the flooring can really bring life into your kitchen. Try out hardwood floors in your kitchen if you’re going for the Farmhouse look, or you can go with vinyl, which comes in a variety of designs. You also can’t go wrong with the top tile trends for your kitchen floors.

#3: Hardware

Updating your cabinet hardware and faucets is an inexpensive way of giving your kitchen a new look and a way to increase the value of your home.

#4: Island with a Sink

If you already have a kitchen island, consider adding a sink if the island doesn’t already have one. This makes for a more convenient cooking area. If you don’t have an island at all, it may be possible to add one to your kitchen, and some for even less than $500! Adding an island to your kitchen gives you more counter space, which can also increase the value of your home.

#5: Kitchen Bar

There are prefabricated units that can be installed as kitchen bars, or you can have one built from scratch. Like an island, a kitchen bar will give you more counter space, but more importantly, it gives you more sitting space when you add bar stools or chairs.

#6: Lighting

New lighting can really spruce up your kitchen. First, switch to LED light bulbs to save money on energy bills. Next, choose lighting fixtures that compliment your design style, such as Edison light bulbs for an industrial style kitchen.

#7: New Paint Job

Don’t underestimate what a new paint job can do for your kitchen, or for any room of your home. Get creative when painting your walls, adding in an accent wall, or even a board and batten wall. You can also give your cabinets a new paint job, going with a neutral color, or even a bright color.

Another idea for a paint job is referred to as “tuxedo cabinets”, where you paint the button cabinets one color, and the top cabinets a different color. Usually the darker color is on the bottom, and color combinations are black/white, gray/white, blue/white.

#8: Shelving

One of the biggest trends in kitchens and other rooms is freestanding, or “floating” shelves. This is extremely common when designing your kitchen in the Farmhouse decor style. You can install new floating shelves in your kitchen, or switch your current shelf doors to glass doors, exposing your dishes.

#9: Tiled Backsplash

Adding a tiled backsplash to your kitchen walls can really give your kitchen a fresh new look. You can have it match your kitchen decor, or even use it as a subtle accent. Tiled backsplashes can be a little more pricey— costing close to $1,000— but it’s definitely worth it.

#10: Wallpaper

Wallpaper has come a long way since the 20th century. Some types look like textures, so you can choose a brick accent wall, which is perfect for an industrial style kitchen. You can also play around with florals and other patterns to give your kitchen a new look. Wallpaper can even be used as a backsplash instead of tile.

Even if you don’t plan on selling your home, these kitchen upgrades can make it feel like you’re in a brand new kitchen. They’re also much less expensive than remodeling your kitchen from top to bottom. Even the simplest of these updates can brighten up your kitchen. Choose one or a few of your choice to give your kitchen a brand new look.
